The ideal time to photograph real estate, hotels, and commercial spaces depends on the type of space and the mood you’d like to convey. Natural light plays a crucial role in capturing the best images, so timing is everything:

Real Estate: Late morning to early afternoon is often best, as natural light is bright and even, minimizing harsh shadows. For properties with beautiful outdoor spaces, photographing during the “golden hour” just after sunrise or before sunset can add warmth and depth to your images.
Hotels: A mix of times is often recommended. Daytime shoots highlight bright, welcoming interiors. Meanwhile, evening shoots (using artificial light and ambient lighting features) create a cozy, inviting atmosphere, especially for lobbies, dining areas, and outdoor spaces like pools or patios.
Commercial Spaces: Timing depends on the business. For restaurants or retail spaces, scheduling during off-hours ensures minimal disruption while showcasing the space at its best. If natural light is a design feature, a daytime shoot is ideal, but evening or nighttime may be better for showcasing ambiance.

Ultimately, we’ll work together to choose the best time to bring out the unique character of your property or space.

To showcase your property at its best, thorough preparation is essential. Here’s a detailed guide to help you get ready for the photography session:

Declutter Every Space:

– Remove excess furniture and personal items to create a clean, open feel.

– Clear countertops in kitchens and bathrooms of everything except a few decorative or functional items, like a fruit bowl or a small plant.

– Stow away cleaning supplies, laundry baskets, and other household items.

Lighting and Bulbs:

– Replace any burnt-out lightbulbs. Ensure all lightbulbs in a room have the same color temperature—ideally soft white—to avoid mismatched whites and yellows.

– Turn on all lights for the session to create a bright and inviting atmosphere.

Windows:

– Clean windows thoroughly to allow natural light to shine through.

– Open blinds fully or raise them entirely to maximize daylight. If curtains are present, adjust them neatly so they frame the windows without blocking the light.

Furniture and Décor:

– Arrange furniture neatly and in a way that highlights the room’s functionality and flow.

– Add a few neutral decorative items, like throw pillows or a vase of fresh flowers, but avoid anything too bold or distracting.

Bedding and Linens:

– Make all beds with smooth, wrinkle-free bedding. Fluff pillows and fold throws neatly for a polished, inviting look.

– Replace any mismatched or worn linens with clean, neutral-colored ones.

Bathrooms:

– Remove all personal items, such as toiletries, toothbrushes, and razors, from showers, countertops, and vanities.

– Hang fresh, clean towels neatly, and close toilet lids.

– Ensure all reflective surfaces like mirrors and glass shower doors are spotless.

Kitchens:

– Clear countertops of small appliances, dish racks, and cleaning products.

– Organize open shelving or visible cabinets for a tidy, intentional look.

– Add small touches like a bowl of fresh fruit or a cookbook for visual interest if applicable.

Floors and Surfaces:

– Vacuum carpets, mop hard floors, and ensure all surfaces are dust-free.

– Polish reflective surfaces, such as dining tables, countertops, and appliances, to prevent streaks or smudges from showing in photos.

Minimize Personalization:

– Remove family photos, children’s artwork, and any items that might make the space feel too personal. This helps potential buyers envision themselves in the space.

Attention to these details ensures your property looks its best, creating bright, open, and inviting images that capture the attention of potential buyers or renters.
